Disable cart for selected items / Create Additional pages

Hi

 

1) how do i disable cart for selected products?

I want it displayed the image but i do not want customers to be able to ADD TO CART as some pdts are only for display.

 

2) How do i add some additional pages with the same layout and functions Basically i need to create a page such as: About us, FAQ page (eg. http://www.luxuryhaven.com/content_help_desk.php)
