How does download works??

I noticed that there is unreal.zip for download.

I don't see anywhere in the Admin where you can upload or put a link of download. I wonder how does it work when giving out the link of download?

 

And... If we select download version instead of Box delievery, Why does download have shipping when you order? should this be No shipping for download.

You need to Enable Downloads and then you can add Downloadable Product Attributes.
